"EXCLUSIVE"

• The really SUPERIOR top-of-the-range 3-part folding timber loft ladder with Pine stiles and high quality, dovetailed Beech treads.  Combines tremendous quality and style with safe and comfortable access to your loft.
• Ladder sections are mounted on trapdoor and fold on top of each other so do not protrude into loft space when closed.
• Supplied complete with timber frame and white faced, heavily insulated ( 56mm thick ) trapdoor with recessed latch.  Elegant casing frame acts as architrave to cover joint between frame and ceiling.  Both upper and lower faces of trapdoor finished in white 3mm masonite.
• Dual spring counterbalance system for smooth and easy finger-tip operation
• Handrails can be chosen as optional extras for either or both sides. Handrails only extend along the length of the top ladder section as in illustrations above. 
• The "Exclusive" has a wider casing than most timber loft ladders ( 680mm ) allowing more room for passing large boxes etc into the loft.  Maximum width of items to pass between hatch support arms 520mm.
• Now available with Fire Resistant Trapdoor. Also available as a "special" made to your own dimensions - see below.
• Ceiling hole needs to be cut to suit (appx 1200 x 700mm). We suggest this is done AFTER ladder is received.

Timber Loft Balustrade primarily designed for increased safety around the Exclusive, but can be fitted to ANY timber loft ladder if trimmed to size.

• A luxury, stylish 3-part folding timber loft ladder providing safe and comfortable access to your loft.
• Uses the same, superior ladder section as the Exclusive ( with Pine stiles and high quality, dovetailed Beech treads ) but fits this into a smaller unit for smaller loft apertures.
• Ladder sections are mounted on trapdoor and fold on top of each other so do not protrude into loft space when closed.
• Supplied fully assembled and ready to fit, complete with timber frame and white faced, heavily insulated ( 50mm thick ) trapdoor.  Elegant casing frame acts as architrave to cover joint between frame and ceiling.  Both upper and lower faces of trapdoor finished in white 3mm masonite.
• Gas piston counterbalance system for smooth and easy finger-tip operation.
• Ceiling hole needs to be cut to suit (appx 1150 x 570mm). We suggest this is done AFTER ladder is received.
• Maximum width of boxes etc which will pass between hatch support arms 420mm.
• Extra section (TLLMLX) can be supplied to enable Midmade Deluxe to fit greater ceiling heights.
• Red metal handrail supplied as standard - these only fit top section of ladder.

• A 3-part folding timber loft ladder of solid spruce, providing safe and comfortable access to your loft.
• Ladder sections are mounted on trapdoor and fold on top of each other so do not protrude into loft space when closed.
• Supplied fully assembled and ready to fit, complete with timber frame and white faced, fully insulated ( 36mm thick ) trapdoor.
• Dual spring support for smooth and easy operation.
• Ceiling hole needs to be cut to suit (appx 1150 x 570mm). We suggest this is done AFTER ladder is received.
• Maximum width of boxes etc which will pass between hatch support arms 450mm.
• Extra section (TLLMX) can be supplied to enable Midmade to fit greater ceiling heights.
• Red metal handrail supplied as standard - these only fit top section of ladder.

• A 3-part folding timber loft ladder offering exceptional value for money and safe comfortable access to your loft.
• Ladder sections are mounted on trapdoor and fold on top of each other so do not protrude into loft space when closed.
• Supplied mostly assembled (requires minor bolting & screwing into pre-drilled holes - simple!).
• Complete with timber frame and draughtproofed trapdoor with 20mm insulation.
• Dual spring support for smooth and easy operation.
• Ceiling hole needs to be cut to suit (appx 1200 x 600mm). We suggest this is done AFTER ladder is received.
• Maximum width of boxes etc which will pass between hatch support arms 420mm.
• Red metal handrail supplied as standard - these only fit top section of ladder.

It is essential that you check your dimensions and read "Will it Fit?" before ordering.
We cannot guarantee to exchange loft ladders which have been incorrectly ordered and do not fit.
